were granted to marginalized minorities in neighborhoods made up for the most part by
Hispanics, Aican Americans, immigrants and lower-class populations : American social
housing, having been nancial ized, infected the nancial sector with real estate mortgage-
backed securities, which ended up denancializing the international banking sector in a
global crisis with dramatic social and political conseque nces.

Introducción
La relación entre el se ctor inmobiliario y las crisis económicas constituye el centro

de los períodos de contracción económica en la actividad de la construcción y en
los mercados de la vivienda, d e suelos y de bi enes raíces en general, la incidencia
del sector inmobiliario como una causa clave y recurrente de la s crisis económicas
locales y globa les.
Consecuentemente, la hipótesis central que busca vericar e sta investigación
sostiene q ue la economía inmobilia ria, po r su habitualmente alta participació n

sector nan ciero y la econom ía real, es un fact or determinante y deto nante de los
ciclos d e auge y rece sión y de las crisis económ icas.
Las imperfecciones inherentes a los mercados inmobiliarios , la es peculación
asociada a las ex ternalidades y plusvalías urbanas y los factores de riesgo propios

que dichos mercados tienen, no pocas veces, en los procesos de crecimiento y
contracción . Se trata de una distorsión q ue se man iesta en l a emergenci a reite-
rada de burbujas inmob iliarias y en sus consecue ncias multise ctoriales, de bido a
encadenamie ntos producti vos, de insumos y de servic ios, y sus apalanca mientos
y derivado s nancieros.
